New Homeowner Confessions & Freak Outs (aka Confessions of a New Homeowner Part 1)

I confess... Buying my first home has been a trying experience. Since I started looking for a home in March, I have put in four offers on homes.  One fell through due to a terrible inspection (we're talking EVERYTHING wrong with the place except the paint!), one fell through for not being FHA approved, one fell through because they accepted another offer instead, and finally the last one was successful.

I put in an offer on this last house about 12 hours after the listing was put up.  By the next day it had an additional 5 offers put in on it.  They called us, since we were the first offer, and told me that if I'd take it for full asking price-it was mine.  I accepted.

 I confess... My neighbors have a huge half pipe skateboard ramp in their back yard.  Also, nearly every time I've been over there they've been outside drinking beers.  At least they'll never complain about parties right? lol

I confess...  I closed on my home a week ago.  However, the owners had requested as part of the offer an extra week to move out of the home and I agreed.  I will never do that again-the waiting was terrible and I'm convinced that the previous owners were complete jerks.  They didn't leave the A/C as they promised, but instead they left a nice big mess to clean up.

I confess... I got the keys yesterday and an email saying the previous owners were entirely out of the home so I headed straight over to have a look at it.

The front door was wide open.  The house smelled like sour meat upstairs and cat pee downstairs.  There were all sorts of holes in the walls and other things I'd never seen since the previous tenants had so much junk everywhere... They had piles of crap just hiding all of the issues before.  Here are some photos from the listing:

I confess... It was exactly then that I lost sight of the potential I'd seen when I first put in an offer.  All I saw were the holes-were they made by water damage? Termites? I saw the crappy carpet, and the "upgrades" they'd tried to do but failed at... Seriously, they cut their own door and it's anything but straight.  They straight-up ripped holes in the closet wall so they could get to the storage behind easier.  They laid laminate flooring in the kitchen with 2 inch gaps filled with nastyness (no covers, no filler, nothing) in between the floor boards.  There was a hole in the kitchen with plastic bags stuffed in it.  Just... What?

I confess... I thought I'd made a huge mistake.  I texted Yoshi and explained how all their crap had covered up the problems.  He suggested I fill it with my own crap to hide them. lol

I called my mom and burst into tears.  I'd made a huge mistake.  I'd bought an awful house that needed more work than I thought it would, and on top of it something was probably dead in the wall because WHY THE HELL DOES MY HOUSE SMELL LIKE SOUR MEAT?

I confess... My daddy called me from Wyoming and talked me down.  He kept telling me it was all "lipstick on a pig" and that the inspector had said it had good bones, a good roof, good plumbing/wiring, etc.  He reminded me that I bought my home for 140k but it appraised for 145k so I'd already made money.  He told me his coworker lived three blocks from my new house, and when he told him how much I bought it for the guy was astounded.  He said "Nothing in Sugar House goes for under 200k!  Her lot is worth 200k!"

He reminded me that even though he's working six-twelves (six twelve hour days) for the next six weeks, when this job ended he'd have some time to come and help me fix things.  He reminded me that he can tear out carpet, break down walls, install appliances and light fixtures... He reminded me tha whatever he couldn't do, we had family members that could.  "Need tile?  We can call Uncle Dan, Cody, or Chris!" or "Need a new door?  Call your grandpa, he'll come over and help."

I confess... My sweet mother grabbed my awesome sister and hopped in the car right then to drive the hour+ during rush hour, when they both had to work super early (like be to work at 5AM) the next day, to come down and make me feel better.  

They arrived with a carpet cleaner and two bags of cleaning supplies, paint, and smell-good stuffs (Febreze, Lysol, etc.)  They picked me up at my apartment and we drove over to the house.  They walked through the house with me and told me all the things they loved, and they reminded me of the potential the place had.  They'd say "Oh that's an easy fix, we'll just pick up some putty and it'll take us 10 minutes to cover that hole." or "This carpet really isn't bad, I say worry about the carpet later and let's start on some of the other little things we can repair."

They stayed until 10PM making me feel better, bought me dinner, and then drove the hour plus home so they could get up for work early.  They are amazing-I'm so lucky to have them!

I confess... Buying a house has been the most stressful experience of my life.  I'm still afraid.  I'm afraid it wont feel like home.  I'm afraid I wont have the skills to do all that I need to do.  But, I'm a homeowner.  This place is mine and I'll make it mine.

  1. Congratualtions! Cute house, but ouch to the extra week after closing! Other than that, take the time to look around and decide what you absolutely can't live with, then fix that first. It will all come together.

  2. I am almost at the 1 year anniversary of owning my home. Its not for the faint of heart that's for sure. Ive had to do everything on my own, I want a tile back splash so bad but no clue how to do it. Sounds like you got a good deal, even with the repairs. Its all up from here, you'll build equity and have one of the nicest houses on your block.

  4. First, congratulations on being a new home owner. I was scared out of my mind the first time too. You will be great, and you will make it your home in no time. It's so sweet your mom and sister came over to help. Sounds like you've got a good support system around you.

  8. First, you have an amazing family! Second, congratulations on the new house. You will start loving it after the TLC it needs to turn it into your own home. Just keep in mind maintaining a home is an ongoing project -- it is never really done. Enjoy and congrats again!

  9. Just breathe!!! You are one lucky duck. Nothing makes you feel better than accomplishing home improvement projects. If you'd seen our house before we started fixing it up you probably would've run screaming from it, seriously. Props to your sweet family! They will help you feather your nest, and they will enjoy it, too! :) SO HAPPY for you, Sweetie!

  10. I know that you're freaking out a little, but look at this way. Because there are so many things that need a little love, you'll soon have your personality all over the house. Just make a list and cross things off one at a time as you can get them done.

    Even if everything was left in great shape, you'd still have a huge honey-do list because that's part of owning a home.

    I wish we lived closer to you because we'd help you every step of the way.

  11. You are not alone. I think everyone has something like this happen when they buy a home. We did both times. Just remember that you're not on a deadline. You have all the time in the world to fix and touch up, and it can actually be fun. You get to choose everything and know that any work done will be done properly. Besides, my house looked perfect the day we moved in and within the past year we've had a major plumbing fix, the a/c leak under the floor and stop cooling, and our fence needing a total replacement, so instead of spending our budget on the paint and lipstick, we've had to spend that money on not-so-fun stuff. Sounds like your home is in great shape underneath the external imperfections, which from an investment standpoint is the most important part. Deep breath, pick out some paint you love and enjoy that home!

  13. It is so stressful and so terrifying but so worth it. I've lived in my home for 4 years now and I can't remember what it was like to have a landlord. I don't have to worry about asking permission to paint, hang my art, or build a diy patio in the back yard. Your handy family will be a huge asset. Remember to stock the house with snacks, sandwiches, and their drinks of choice when they come help. Offering my daddy a nice cold beer after he's put in a new waterline for my fridge or rota-tilled my garden always seems to ease the guilt of the work he's done.

    Reasonably noisy neighbors are the best, they make plenty of noise skateboarding therefore they're less likely to say a word when you're rocking out to your favorite music on Friday at 930 either. It will get easier, and even if it doesn't feel that way, it's still yours! That is huge. You bought a house. Congratulations.

  15. There is always going to be something. You already have $5000 in equity which is awesome. Patching up holes is really easy and then make the place yours. A coat of paint does so much. Paint the cabinets and change hardware to give it a brand new feel. Cheap fixes right away.

  16. Buying a home is such a stressful process! It went pretty smoothly for me a few months ago, but I attribute that to the fact that my husband is a real estate agent and handled 99% of it. Though I certainly had a few freak-out moments along the way. Thanks goodness for your sweet and supportive family!

  26. I confess...you have an AWESOME family. I love it. I am sorry you are experiencing this, no first time owner should feel this way. It reminds me of my first home with my ex. I think the realtor paid the inspector off to have it pass FHA inspection. We moved in with no hot water, the water heater was cracked, we had to get new guts for the toilet because there was a leak. The house sat with the water turned off for several months. We found the out the water damage to the seasonal porch was not water damage but termites. It was one major problem after another, but we turned it around and with the help of your family it looks like you will too sweety. Hang in there.

  29. Ya know, I am really.... like, REALLY proud of you because this whole thing has been stressful just to read - I can't imagine going through it. I'm terrified of what we'll go through later this year when Jeremy and I start looking for a house.


    I already told you on Facebook, but I'm really glad you had family around to cheer you up and point out all of the things they loved. It really is an adorable house and I know you can make it your own. It's going to take work... but remember that anything you do to it will make it even more your home and will improve upon the house.

  30. When my husband bought this house (he was here before I was), he had to not only redo the hardwood floors and repaint, but REWIRE everything in the house because it was an electrical nightmare. I think every home has its hidden flaws. It takes time and repairs, but you'll get through it. It's nice to have family and friends to back you up. It'll feel like it's 100% yours when you look around, see all of your things in order, and know you're home. Good luck! And for the record, I think your house is adorable. :)

  31. How frustrating that the previous owners left things in such disarray! I can see how it would be extremely frustrating that they had so much junk covering the holes in walls and that they did an awful job on keeping the house nice. Luckily, it sounds like some of the things are not too difficult to fix. Like your sweet mom mentioned, putty is inexpensive and easy to use. We have had plenty of experience with it! A fresh coat of paint is enough to brighten any room. Even though our home was in wonderful condition when we first purchased it, I cried that first night. Buying your first home is such a HUGE step and buyers remorse is so real. Don't let it get you down. Keep thinking of the potential and the fact that no other home in that community goes for under $200k -- that has the potential to be a $55k profit!

  32. Buying a house is easily the most stressful thing I've ever done. We bought our current house from my MIL and it wasn't any better. Just different types of bullshit they required. Your house is cute. Make sure to take lots of before and after pictures!

  34. Buying a home is ridiculously stressful. I've been through the process twice now, and hope to never do it again.


    Just think about how amazing the house is going to be once all the projects are done (and remember, we were still doing projects on our last house a month before we moved out- it's a never ending type of thing.)
